Lease Options:

Buyers options to  lease  are as follows: $30,000 per year ($2500 per month), minimum of a three year rental.  That lease would include the owner paying the taxes, otherwise it would be a triple net lease. If the tenant wants to rent the business for one year in the key season from May 1 to October 31, the rent would be $3500 per month. The tenant would also have the right of first refusal if the owner has an offer to buy the business from another party.  Owner is also willing to credit the full amount of the rent  for the first year only as a reduction off an agreed upon selling price to the owner. For Example, if the owner receives an offer of X amount of dollars in the year the tenant takes possession, the tenants would have the right of first refusal at the X amount of  dollars, the owner would then credit the tenants the $30,000 paid by rent to owner for the first year of operation.  Thus you can try it before you buy it!
